Under the license of NAI Northern California, Kent is able to provide or suggest resources for purchase, loan, management, improvements and refinance to meet the owner's individual goals for return on purchase capital. Sage Property Solutions is dedicated to development of successful real estate investments. Strategic Purchase

Beginning in the late 1990s, we have facilitated the purchase and improvement of classic apartment properties in Berkeley and Oakland. Each one has had multiple incremental upside revenue opportunities, including underutilization of available renter pool, steadily improving neighborhoods in a major metropolitan area (Berkeley/Oakland, California) with strong, diverse economy, multiple job, shopping, and entertainment resources within two miles, and significant room for improvement of marketing, cosmetic detailing, and strategic improvements to amenities such as storage, wash/dry, hardwood flooring, and attractive painting.

Cosmetic Improvements

We detail our units and hallways with new paint, refinished or new hardwood flooring, upgraded appliances, even removing or adding doors to modify the use and flow patterns within a unit, to allow for increased rental rates and higher occupancy.

Leasing

Through our NAI Northern California affiliate company, Highview Property Management, we can arrange for highest quality management and leasing services. Our marketing to potential renters and our attention to detail during the leasing process set a high standard that brings the best qualified renters at full market price and initiates the renter/owner relationship on the most positive footing.

Capitalization

All capital invested into our properties is considered working capital. To achieve the best possible returns, we periodically refinance and withdraw capital from our properties so that it is freed up for investment elsewhere.

Sale

Of course, the final capitalization of real estate is sale. When we have determined that we have added most of the value we can to a property, we have put it up for sale.
